Programme

Structural alterations to enable a new glazed facade and improvements to the office accommodations.

Overview

The remit was structural modifications to the main garage showroom which included constructing a new large glazed facade. The design was influenced at an early stage by the stakeholder risk assessments to address identified safety concerns. The installation had to take place with the showroom remaining open and the office staff were still working in the same building. The risk assessments indicated the necessity to adhere to total separation and compartmentalisation in regarding the staff/public/construction areas. This focus remained throughout the construction period in terms of the methodologies.

Requirements

We removed all street-facing facade cladding to allow for structural steel work alterations and additions. The elevation was scaffolded but the design specifically allowed the business to function normally, ensuring customer access to the showroom while maintaining the vehicular route to and from the roof car park. The remit also allowed for a major mechanical and electrical upgrade for the showroom and improved office accommodations.

Our Role

CIL was engaged as the Principal Designer under CDM Regulations 2015 appointed by the Client with specific duties to plan, manage, monitor, and coordinate health and safety during the pre-construction phase. John Freeman was the accredited Principal Designer Engineer. PSE Consultants was the Designer (Structural) and Sloane Curtis Ltd was both Designer (glazing and M&E) and the Principal Contractor.

Technical Challenges

The challenge for this work from the conception to completion, was safely maintaining accommodation for up to 50 office staff while allowing normal functionality of the main car showroom and garage workshop during the construction and electrical upgrades.

Outcome

The project was successful because we maintained the functionality of a busy workplace while delivering complex construction with no recorded safety incidents.
